Northwest Denver’s Sunnyside neighborhood blends historic charm and big-city convenience to appeal to buyers who want a hip, urban neighborhood at a relatively reasonable price.
The neighborhood’s location offers easy access to Interstate 70 and light rail service to downtown Denver, the western suburbs, and Boulder.
“It’s been a fascinating area to watch for the last 10 years,” says Lauren Gates, 8z Real Estate realtor and managing broker of the Denver Central Team.
“It appeals to first-time buyers, young families, and young professionals,” Gates says. “It’s a walkable neighborhood that offers the amenities of Lower Highlands without the prices.”
Sunnyside still benefits from urban revival, as civic-minded citizens have moved to this close-to-downtown neighborhood, says John Skrabec, Live Urban Real Estate president.
“Sunnyside is a great spot for edgy urban dwellers as well as those looking for a convenient commute, whether by light rail or easy bike ride to downtown,” he says.
Location, location, location
Sunnyside’s accessibility appeals to homebuyers. The neighborhood is walkable and provides relatively easy parking.
It’s conveniently located near I-70. And the RTD rail station at 41st Avenue and Fox Street offers residents service to downtown Denver, Wheat Ridge and Arvada, and Longmont and Boulder.
The neighborhood also has become an emerging restaurant scene that includes some of Denver’s most popular spots and some new classics, Skrabec says.
Popular restaurants include Acova, Bacon Social House, El Jefe, Los Carboncitos, Sunny’s, and The Wolf’s Tailor.
Shopping options include Denver Market and Pecos Square Retail Center.
Developers are adding modern homes and townhomes to Sunnyside’s existing mix of Tudors, bungalows, and Victorian homes that sit on larger-than-usual lots, Skrabec says.
The average price for a home in Sunnyside is $637,000 and those homes earned 12 percent appreciation from May 2020 to May 2021, Gates says.
Most of the neighborhood’s new residents move from other areas of Denver, and many are first-time buyers who are tired of renting, she says.
Sunnyside’s prices appeal to buyers who want to live close to downtown but have been priced out of Berkley, West Highlands, and Lower Highlands.
“Sunnyside offers the same amenities without the higher prices,” Gates says.
The neighborhood also appeals to buyers who want to purchase rental properties and developers who either flip homes or scrape properties to build new ones.
Welcome to the neighborhood
Sunnyside has a long and proud community history, and Sunnyside United Neighbors, Inc, represents the neighborhood.
SUNI was founded in 1989 and works to renovate area parks, develop business zones and organize neighborhood events like its annual barbecue and Jazz in the Park concerts.
The neighborhood group also promotes neighborhood beautification by planting trees and removing graffiti. Its quarterly newsletters, new resident mailer, and website help neighbors stay informed and connected.
